ARIANNE Real Estate considers itself an Exclusive Buyer’s Agency (EBA). As an EBA we work for our purchasing clients, not the sellers. We work to protect your interests and will point out reasons to buy or not buy a particular property.
To put it simply, we are dedicated to:

  • negotiating for the best price and terms
  • maintaining our clients’ confidentiality.

Our services are free of charge for our purchasing clients. In Canada it is common practice for the real estate brokerage representing the purchaser to receive payment of the real estate commission from the seller’s broker.

As licensed affiliated real estate agents members of l’ACAIQ we have full access to thousands of properties for sale via the Canadian Real Estate Association’s MLS database. Therefore there is no need for you to spend endless hours online going through multiple real estate websites as we have access to all the listed properties for sale and will shortlist properties which meet your requirements.

A Exclusive Buyer’s Agent will:

  1. Assist the buyer in determining the amount that they can afford (pre-qualify), and show properties in that price range and locale.
  2. Assist in viewing properties — accompany the buyer on the showings, or preview the properties on behalf of the buyer to insure that the identified specifications are met.
  3. Research the selected properties to identify any problems or issues to help the buyer make an informed decision prior to making an offer to purchase the property.
  4. Advise the buyer on structuring an appropriate offer to purchase the selected property. Present the offer to the seller’s agent and the seller on the buyer’s behalf.
  5. Negotiate on behalf of the buyer to help obtain the identified property — keeping the buyer’s best interests in mind.
  6. Assist in securing appropriate financing for the selected property.
  7. Provide a list of potential qualified vendors (e.g. movers, notaries, carpenters, etc.) if these services are needed.
  8. Most importantly, fully-represent the buyer throughout the whole real estate transaction.
